Attic Insulation Removal and Replacement, Corona del Mar
The homeowner called after a home energy audit flagged temperature swings between the second floor and the rest of the house. We pulled the existing material, which had been compressed by storage boards and compromised by rodent activity common in older Corona del Mar roof spaces. After removal, we sealed all top plates, can light housings, and plumbing penetrations with fire-rated caulk and foam. The blower-door test read 3,800 CFM50 before sealing and 2,400 after. We then blew in Owens Corning ProPink to R-38. The written scope and warranty were delivered before the crew started; the photo record was emailed the same evening.
Crawl Space Encapsulation and Vapor Barrier, Lido Isle
Lido Isle sits close to the water table, and this 1960s crawl space was breathing in soil moisture year-round. The fiberglass batts had absorbed enough water to pull away from the joists entirely. We removed the wet material, graded the dirt surface, and installed a 20-mil reinforced vapor barrier with sealed seams and mechanical fastening at the walls. Closed-cell spray foam went on the rim joists to lock out the marine air that drifts in from Newport Harbor. The homeowner received before-and-after photos, a written scope, and the 365-Day Done Right Promise in hand before we started.
Spray Foam Insulation, Harbor View Hills
This was a permitted addition in Harbor View Hills where the original contractor had left the walls open through a winter season. The homeowner wanted both insulation and air sealing in one pass, which is what spray foam delivers. We applied Icynene open-cell to the 2×6 bays, filling to a nominal R-21 while sealing every electrical box, pipe penetration, and header gap. The blower-door reading on the addition dropped from 1,900 CFM50 to 680. We don’t guess at spray foam coverage; we measure it and photograph the pass pattern. The written price was set before we loaded the rig.
Radiant Barrier Installation, Newport Coast
Newport Coast gets more direct sun exposure than the flats near the water, and this attic was functioning as a solar oven above a master bedroom. The roof deck measured 147°F on an August afternoon. We installed a perforated radiant barrier to the underside of the rafters, not laid on the attic floor where it would trap dust and lose reflectivity. The perforations allow moisture vapor to escape, which matters in coastal climate zones where nighttime cooling can drive condensation. Attic temperature dropped to 108°F at the same outdoor conditions. The homeowner got the temperature readings in writing, plus the standard photo record and written scope.
Attic Air Sealing and Blown-In Top-Up, Balboa Peninsula
Balboa Peninsula homes take a beating from salt air and the temperature differential between the ocean side and the bay side. This 1970s tract home had decent insulation depth but no air sealing at all. We found a 4-inch gap around the masonry chimney chase, ten non-IC recessed lights dumping conditioned air straight into the attic, and a pull-down stair with no weatherstrip or insulation. We sealed the chase with fire-rated caulk and sheet metal, replaced the housings with airtight IC-rated LEDs, and installed a rigid insulated stair cover. The blower door went from 4,500 CFM50 to 2,800. We topped up the blown-in to R-38. The homeowner’s written package included the blower-door numbers, the photo record, and the scope with the 365-Day Done Right Promise.
Wall Insulation Retrofit, Westcliff
This Westcliff home was built in 1958 with no wall insulation, which was standard for the era but uncomfortable by current expectations. We drilled 2-inch access holes at stud-bay spacing, dense-packed GreenFiber cellulose to 3.5 pounds per cubic foot to prevent settling, and patched with matching texture. The infrared camera showed an 8°F surface temperature differential on the exterior walls before; after, the differential dropped to 2°F. We don’t promise invisible patches on 60-year-old stucco, but we do promise the insulation won’t settle, and we document the fill density in the written scope. The homeowner had the price in writing before we cut the first hole.
